    Aurora, Illinois – Overall Market 

    At the time of this recording, there are 90 active listings in Aurora, with an average list price of around $488,000. On the demand side, 183 homes are under contract, with an average list price of approximately $432,000.  

    98 homes sold in March. That’s 35 more than we saw in February, and 36% more than the 72 sales we saw last March.  

    The average sold price across Aurora came in at about $369,000, and homes are spending about 34 days on the market. Aurora has the lowest market entry point, as well as the lowest number of days on the market, compared to its neighboring communities of Naperville, Oswego, and Plainfield.   

    Aurora, Illinois – Zip Codes 

    Now, let’s dig deeper into the different Aurora zip codes.  

    There are eight active listings in 60502, with an average list price of $679,000. There are also 15 properties under contract, and eight homes sold in March, with an average sold price of $507,000.  

    60503 has 33 active listings with an average list price of $574,000. Additionally, 52 properties are under contract, and 15 homes were sold in March, with an average sold price of $557,000. 

    There are 14 active listings in 60504, with an average list price of $436,000. There are also 32 properties under contract, and 17 homes were sold in March, with an average sold price of $329,000.  

    60505 supports 11 active listings, with an average list price of $345,000. Additionally, 31 properties are under contract, and 24 homes were sold in March, with an average selling price of $269,000.  

    Finally, 60506 has 24 active listings, with an average list price of around $400,000. Presently, 53 homes are under contract, and 33 homes closed in March, averaging $342,000.  

    The key takeaway here is that higher-end activity is concentrated in 60502 and 60503, while 60505 continues to provide budget-friendly options for buyers.

    There are 15 active listings in Indian Prairie School District 204, with an average list price of $575,000. There are also 31 properties under contract, and 13 homes sold in March, with an average sold price of $413,000. 

    West Aurora School District 129 has 23 active listings with an average list price of $408,000. Additionally, 53 properties are under contract, and 33 homes were sold in March with an average sold price of $330,000. 

    East Aurora School District 131 supports 19 active listings, with an average list price of $364,000. Additionally, 43 properties are under contract, and 31 homes were sold in March, with an average sold price of $275,000. 

    There are 32 active listings in Oswego School District 308, with an average list price of $573,000. There are also 52 properties under contract and 15 homes sold in March, with an average sold price of $557,000.  

    A few families living in Aurora attend Batavia School District 101. There are no active listings. Additionally, three properties are under contract, and four homes were sold in March, with an average sold price of $482,000.
