    Naperville, Illinois – Overall Market 

    At the time of this recording, there are 102 active listings in Naperville, with an average list price of around $1,105,000. On the demand side, 106 homes are under contract with an average list price of about $861,000.

    60563 has 27 active listings with an average list price of $1,007,000. Additionally, 11 properties are under contract, and 17 homes were sold in November, with an average sold price of $549,000. 

    60564 supports 28 active listings, with an average list price of $815,000. Additionally, 40 properties are under contract, and 26 homes were sold in November, with an average selling price of $773,000.  

    Finally, 60565 has 19 active listings, with an average list price of around $948,000. Presently, 26 homes are under contract, and 18 homes closed in November, averaging $622,000.  

    The key takeaway here is that 60563 was the most affordable entry point into the Naperville real estate market, while 60540 remains the most expensive zip code.  

    Naperville, Illinois – School Districts  

    There are 65 active listings in Naperville School District 203, with an average list price of $1,147,000. There are also 57 properties under contract, and 36 homes sold in November, with an average sold price of $666,000. 

    Indian Prairie School District 204 has 29 active listings with an average list price of $815,000. Additionally, 38 properties are under contract, and 36 homes were sold in November with an average sold price of $722,000. 

    The key takeaway here is that, at least in November, District 204 outperformed District 203 in average sold price.
