    The April numbers are in, so let’s break down the market data for single-family homes in Naperville, Illinois.  

    Hi, I’m Kurt Clements with eXp Realty in the far west suburbs of Chicago.  

    Today, we’re breaking down the April 2026 numbers for the Naperville real estate market. We’ll start with the big picture, then take a closer look at zip codes, and finally, by school district, so you know exactly what’s happening in your neighborhood.  

    Naperville, Illinois – Overall Market 

    At the time of this recording, there are 135 active listings in Naperville, with an average list price of around $1,121,000. On the demand side, 172 homes are under contract with an average list price of about $815,000. 

    108 homes sold in April. That’s 27 more than we saw in March, and 4% less than the 112 sales we saw last April.  

    The average sold price across Naperville was about $773,000, and homes spent about 45 days on the market. Naperville has the highest market entry point among its neighboring communities, Aurora, Oswego, and Plainfield.  

    Naperville, Illinois – Zip Codes 

    Now, let’s dig deeper into the different Naperville zip codes.  

    There are 34 active listings in 60540, with an average list price of $1,455,000. There are also 37 properties under contract, and 33 homes sold in April, with an average sold price of $874,000.  

    60563 has 29 active listings with an average list price of $1,093,000. Additionally, 28 properties are under contract, and 20 homes were sold in April, with an average sold price of $726,000. 

    60564 supports 50 active listings, with an average list price of $978,000. Additionally, 66 properties are under contract, and 28 homes were sold in  April, with an average selling price of $701,000.  

     

    Finally, 60565 has 22 active listings, with an average list price of around $969,000. Presently, 41 homes are under contract, and 27 homes closed in April, averaging $759,000.  

    The key takeaway here is that 60563, 60564, and 60565 all had average sales prices over $700,000, while 60540 remains the most expensive zip code.  

    Naperville, Illinois – School Districts  

    There are 71 active listings in Naperville School District 203, with an average list price of $1,306,000. There are also 78 properties under contract, and 60 homes sold in April, with an average sold price of $807,000. 

    Indian Prairie School District 204 has 52 active listings with an average list price of $970,000. Additionally, 76 properties are under contract, and 45 homes were sold in April with an average sold price of $729,000. 

    Plainfield School District 202 supports 11 active listings with an average list price of $652,000. There are also 17 properties under contract, and one home sold in April for $465,000. 

    The key takeaway here is that District 203 outperformed Districts 204 and 202 across all metrics.
