At the time of this recording, there were 174 active listings in Naperville with an average list price of around $978,000. On the demand side, 127 homes were under contract with an average list price of approximately $865,000.


In September, 82 homes sold, down from 124 in August and slightly below the 103 sales last September. Buyers are active, but sales volume slowed compared to the summer months.

    Today, we’re breaking down the September 2025 numbers for the Naperville real estate market. We’ll start with the big picture, then take a closer look at zip codes, and finally, by school district, so you know exactly what’s happening in your neighborhood.

    Naperville, Illinois – Overall Market

    At the time of this recording, there are 174 active listings in Naperville, with an average list price of around $978,000. On the demand side, 127 homes are under contract with an average list price of about $865,000.

    In September, 82 homes were sold. That’s down from 124 closings in August, and slightly below the 103 sales we saw last September. 

    The average sold price across the city was approximately $769,000, and homes spent about 30 days on the market, which is consistent with a healthy and active market. Buyers are active, but sales volume slowed compared to the summer months. 

    Naperville, Illinois – Zip Codes

    Now, let’s dig deeper into the different Naperville zip codes.

    There are 45 active listings in 60540, with an average list price of $1,217,000. There are also 38 properties under contract, and 21 homes sold in September, with an average sold price of $807,000.

    60563 has 28 active listings with an average list price of $874,000. Additionally, 12 properties are under contract, and 16 homes were sold in September, with an average sold price of $753,000.

    60564 supports 57 active listings, with an average list price of $890,000. Additionally, 53 properties are under contract, and 24 homes were sold in September, with an average selling price of $851,000.

    Finally, 60565 has 44 active listings, with an average list price of around $913,000. Presently, 24 homes are under contract, and 21 homes closed in September, averaging $649,000.

    The takeaway here is that while 60540 and 60564 are the most expensive zip codes, 60563 and 60565 continue to offer more affordable entry points into the Naperville real estate market.

    There are 96 active listings in Naperville School District 203, with an average list price of $1,125,000. There are also 62 properties under contract, and 42 homes sold in September, with an average sold price of $774,000.

    Indian Prairie School District 204 has 64 active listings with an average list price of $829,000. Additionally, 55 properties are under contract, and 33 homes were sold in September with an average sold price of $758,000.
