At the time of this recording, there are 136 active listings in Aurora, with an average list price of around $436,000. What’s interesting is that on the demand side, 144 homes are under contract, with an average list price of approximately $412,000. Buyers are still active and serious.
In September, 77 homes sold. That’s a bit lower than the 117 that sold in August, and slightly under the 108 that sold last September. Fewer closings may suggest some seasonal slowdown, but overall demand remains steady.
Aurora, Illinois – Zip Codes
Now let’s dig deeper into the different Aurora zip codes.
There are 16 active listings in 60502, with an average list price of $612,000. There are also 12 properties under contract, and 11 homes sold in September, with an average sold price of $680,000.
60503 has 28 active listings with an average list price of $559,000. Additionally, 30 properties are under contract, and 11 homes were sold in September, with an average sold price of $487,000.
There are 29 active listings in 60504, with an average list price of $402,000. There are also 21 properties under contract, and once again, 11 homes were sold in September, with an average sold price of $397,000.
60505 supports 20 active listings, with an average list price of $286,000. Additionally, 22 properties are under contract, and 17 homes were sold in September, with an average selling price of $244,000.
Finally, 60506 has 42 active listings, with an average list price of around $380,000. Presently, 58 homes are under contract, and 27 homes closed in September, averaging $339,000.
The takeaway here is that higher-end activity is concentrated in 60502 and 60503, while 60505 and 60506 continue to provide budget-friendly options for buyers.
Aurora, Illinois – School Districts
There are 26 active listings in Indian Prairie School District 204, with an average list price of $554,000. There are also 22 properties under contract, and 16 homes sold in September, with an average sold price of $592,000.
West Aurora School District 129 has 41 active listings with an average list price of $380,000. Additionally, 53 properties are under contract, and 25 homes were sold in September with an average sold price of $329,000.
East Aurora School District 131 supports 37 active listings, with an average list price of $327,000. Additionally, 30 properties are under contract, and 23 homes were sold in September, with an average sold price of $283,000.
There are 30 active listings in Oswego School District 308, with an average list price of $547,000. There are also 30 properties under contract and 11 homes sold in September, with an average sold price of $487,000.
A few families living in Aurora attend Batavia School District 101. There is one active listing, priced at $455,000. Additionally, three properties are currently under contract. There were no closings in this district in September.
Finally, Kaneland School District 302 has one active listing priced at $385,000. Presently, four homes are under contract, and two homes closed in September with an average sold price of $468,000.
